Knight Frank facilitates Barratt London acquisition for 237 homes at Streatham Vale - The Intermediary
Description

Knight Frank’s Residential Development London Land team has helped Barratt London buy the former Homebase site at 100 Woodgate Drive in Streatham Vale.

The deal will allow for the delivery of 237 new homes in the London Borough of Lambeth.

Knight Frank advised Barratt London on the purchase.

Barratt London finalised contracts with Hadley Property Group and Clarion Housing Association for the South London site, which already had planning permission in place.

The scheme will see 35% of units as affordable housing.

Plans include community infrastructure such as an NHS GP surgery and a cycle hub.

The site sits next to Streatham Common station with quick links to Zone 1.

As part of the deal, Clarion Housing Association agreed with Barratt London to deliver 81 affordable homes, made up of 52 for social rent and 29 for Shared Ownership.

James Barton, partner and head of city and east land at Knight Frank, said: “The site represents an excellent purchase as part of their overall land acquisition strategy.

“Not only does it benefit from an excellent location, but with planning permission already in place, it represents a flagship development opportunity.

“It has been a pleasure to facilitate a transaction that marks a significant step forward in unlocking this well‑located brownfield site.”

Barton added: “We look forward to seeing the scheme progress and to its contribution to the delivery of much‑needed affordable homes in London.”

Richard Cook, chief development officer at Clarion Housing Group, said: “This is a fantastic example of how strong partnerships can unlock sites for new homes, while delivering real social value.

“We are proud to be working with Barratt London to bring forward these affordable homes that will help meet housing needs in Lambeth and support a thriving, connected new neighbourhood in Streatham Vale.”

Danny Masters, operations director at Barratt London, said: “We are absolutely delighted to announce the acquisition of Homebase Streatham.

“The extant planning permission secured by the Hadley Clarion Joint Venture will allow us to deliver 237 (including 35% affordable, 81 homes) much needed high-quality sustainable new homes for LB Lambeth.

“In addition to the site acquisition, we have contracted with Clarion Housing Association Limited (CHAL) for the affordable homes being delivered on site.”

Masters added: “This is a key relationship for us, which we look forward to developing in the lead up to delivery, and beyond.”

Andy Portlock, CEO at Hadley Property Group, said: “We’re proud to have secured a consented scheme that balances quality, sustainability, and local priorities.

“We now look forward to the transformation of this site into much-needed homes, including 35% affordable housing, both for Lambeth and for London.”
