Barratt London acquires Streatham Vale site

Clarion Housing Group, the largest provider of affordable housing in the UK, and Hadley Property Group have completed contracts to sell the former Homebase site at 100 Woodgate Drive in Streatham Vale to Barratt London, paving the way for the delivery of 237 much-needed new homes in the London Borough of Lambeth.

The South London site benefits from an extant planning permission that will bring forward a high-quality, sustainable residential scheme with 35% affordable housing. The development will also include significant community infrastructure, including an NHS GP surgery and a new cycle hub, and is located adjacent to Streatham Common station, offering rapid 20-minute connections to Zone 1.

Commenting on the sale Andy Portlock, CEO at Hadley Property Group, said: “We’re proud to have secured a consented scheme that balances quality, sustainability, and local priorities. We now look forward to the transformation of this site into much-needed homes, including 35% affordable housing, both for Lambeth and for London.”

The sale marks a significant step forward in unlocking this well-located brownfield site. As part of the transaction, Clarion has also entered into an agreement with Barratt London for the delivery of 81 affordable homes, comprising 52 for social rent and 29 for shared ownership.

The extant planning permission secured by the Hadley Clarion Joint Venture will allow us to deliver 237 (including 35% affordable, 81 homes) much needed high-quality sustainable new homes for LB Lambeth. In addition to the site acquisition, we have contracted with Clarion Housing Association Limited (CHAL) for the affordable homes being delivered on site. This is a key relationship for us, which we look forward to developing in the lead up to delivery, and beyond.”

The Residential Development London Land team at Knight Frank advised Barratt London on the acquisition.
