Plans for the future of the Pop Brixton and International House sites in central Brixton are to be subject to further public consultation.

Lambeth council and its partner in the development, London Square, said they would undertake consultation on a revised mixed-use regeneration scheme.

About 280 new homes, of which 40% would be “affordable”, are planned, as well as workspace, new street market infrastructure, commercial space and public realm improvements.

The original proposal, released by the council in January 2023, was for about 200 new homes, half of them with social rent and shared ownership/London Living Rent provisions.

Consultants AND London have been appointed to lead a “comprehensive engagement programme” for the project before a planning application later this year.

Public events and workshops are due to take place between June and September. The council said residents, businesses and other local stakeholders will be invited to take part.

Opportunities to participate in a community advisory board as well as pop-up events and workshops to discuss aspects of the scheme, including the public realm, street market facilities and affordable workspace, will be available.

“Progressing this redevelopment is another significant step in our ambitious plans to bring desperately needed new homes and community improvements to the heart of Brixton, alongside our nearby Somerleyton Road Phase Two project,” said Danny Adilypour, deputy leader of the council and cabinet member for housing, investment and new homes.”

He said the council’s agreement with London Square had been “refreshed” to ensure it delivered as many new homes as possible, and also to respond to wider changes such as shifts in working patterns post-Covid and changing economic conditions.

“The agreement retains its focus on delivering benefits for our Brixton residents and communities, so I would encourage everyone to get involved in the range of community engagement work that will begin shortly to finalise plans for the future scheme ahead of a planning application submission,” said Cllr Adilypour.

Adam Lawrence, chief executive officer of London Square, said suggestions from the community from previous rounds of engagement had been incorporated in the proposals.

Pop Brixton has been at 49 Brixton Station Road since 2015, and the former council offices at International House in 6 Canterbury Crescent have been used to create affordable workspaces since 2018.

Before this the Pop Brixton site was a temporary ice rink and multi-storey car park.

London Square’s first project in Lambeth was its award-winning transformation of a derelict cinema site [Caesar’s Palace and Megabowl] on Streatham Hill, which had been empty for years, into new homes with shops, a café, and a community theatre.

Streatham Space Project that was housed in the theatre closed in March this year, citing lockdowns and loss of Arts Council England funding as contributory factors.
